General Function
The Maintenance Supervisor directs and provides strategic and operational leadership
for maintenance staff responsible for the installation, operation, repair, and lifecycle management of campus HVAC, plumbing, electrical,
refrigeration, and related building systems. The Maintenance Supervisor oversees daily operations and preventive maintenance programs
through planning, workforce management, and utilization of the campus computerized maintenance management system (CMMS). This position
ensures regulatory compliance, operational reliability, and customer service excellence while promoting a culture of safety, accountability,
and continuous improvement. The role serves as a key operational leader within Facilities Maintenance, aligning maintenance priorities with
institutional goals and long-term asset stewardship strategies.
Description of Primary Duties
1. Provides
strategic leadership and direction to maintenance personnel to ensure campus facilities remain safe, operational, code-compliant, and
aligned with institutional standards and long-term infrastructure goals.
2. Develops and executes short- and long-range maintenance
strategies that integrate corrective, preventive, and predictive programs to optimize asset reliability, lifecycle performance, and budget
stewardship.
3. Establishes operational priorities and allocates labor, resources, and contracted services to maximize productivity,
service responsiveness, and quality outcomes.
4. Leads workforce management efforts, including performance management, coaching,
conflict resolution, succession planning, and administration of corrective or disciplinary actions in accordance with University
policy.
5. Provides technical oversight and subject matter expertise for the installation, maintenance, modification, and repair of
building systems (electrical, HVAC, plumbing, refrigeration), including guidance during complex failures, outages, and
renovations.
6. Oversees technicians’ use of the CMMS, ensuring accurate data entry, proper documentation, timely review of open and
aging work orders, on-schedule preventive maintenance, and analysis of service trends to support operational decisions, in coordination with
the leadership team.
7. Directs inventory control, procurement planning, equipment lifecycle evaluation, and capital input for system
replacements and major repairs to ensure fiscal responsibility and operational continuity.
8. Ensures departmental compliance with
environmental, safety, hazardous materials, and regulatory standards; monitors water treatment and testing programs; and promotes a culture
of safety and accountability.
9. Cultivates collaborative relationships with campus stakeholders, communicates departmental
priorities and performance expectations, and ensures maintenance services align with institutional needs.
10. Maintains operational
readiness and emergency response capability, including on-call support, staffing and coverage, and coordination of response efforts to
minimize service interruptions
11. Remains competent and current through professional development activities and contributes to the
overall success of the Office of Facilities Management by performing other duties as assigned.
Minimum Acceptable
Qualifications
Education: High school diploma or equivalent is required. An Associate’s degree in
Facilities Management, Building Maintenance Technology, HVAC, Electrical Technology, Industrial Maintenance, Construction Management, or a
related field is preferred. Completion of Certified Educational Facilities Professional (CEFP) course preferred.
Experience: Minimum six (6) years of journeyman level experience in construction/maintenance/trades or a related
field is required. At least two (2) years of supervisory experience in a technical, hands-on environment, is preferred. Additional education
beyond the minimum requirements may be substituted for either technical or supervisory experience.
Skills:
Knowledge of building mechanical, electrical, plumbing (MEP), and general maintenance practices, including the ability to troubleshoot
common system issues and understand trade-specific work, is required. Supervisory skills, including the ability to analyze, instruct, and
delegate to others, are required. Proven ability to establish performance expectations, evaluate outcomes, manage conflict, administer
corrective action, and foster employee development. Exceptional customer service and interpersonal skills, as well as strong verbal and
written communication skills are required. Work in a unionized work environment is preferred. Strong operational planning, resource
allocation, and workload prioritization skills. Ability to analyze maintenance metrics, identify trends, and implement process improvements
to enhance reliability and cost efficiency. Working knowledge of regulatory compliance requirements related to OSHA, environmental safety,
hazardous materials handling, and applicable building codes.
Effort: This position requires traveling to buildings
throughout campus to evaluate issues and work on all floors. The ability to lift and transport materials and equipment weighing up to fifty
(50) pounds and to perform activities such as standing, walking, bending, stooping, reaching, and climbing stairs and ladders is required.
Subordinate employees work indoors and out-of-doors, occasionally in environments that are dusty, noisy, or which could have work hazards.
Other: A valid driver’s license is required. This position requires occasional coordination and response to
emergencies and other unforeseen situations around the clock. This position is designated as an essential employee who must report to work
as scheduled when University offices are closed, when required. The supervisor will communicate the situations when the position is required
to report to work.
