Facilities Services Division provides quality customer service by maintaining a safe, healthy, and aesthetically pleasing environment in
which students, faculty, and staff can function and accomplish their educational objectives and by supporting a patient care culture that
continuously improves. Facilities Services’ responsibilities include Interior and Exterior Facilities Support, Construction, Space
Management, and Environmental Services.

Job Summary

Reporting to the Director, Facilities Operations, this position
provides primary leadership and direction to Augusta University Operations staff that are assigned to a zone. The buildings served by this
zone are required to be available for occupancy continuously throughout the year. The Manager is responsible for providing timely management
of routine maintenance activities and responds to critical outages and failures of equipment and systems as well as overseeing a robust
Preventative Maintenance program. This position is responsible for leading and managing a maintenance workforce of skilled trade personnel
assigned to the zone. Responsibilities include executing preventative maintenance tasks and routine Work Orders to correct and repair
building deficiencies and problems as required to keep university facilities at peak operational readiness.

Responsibilities

The duties include, but are not limited to:

Leadership:

Provides leadership and direction to
approximately 18 University operations skilled trades staff ensuring work is performed at a safe level and staff assignments are
communicated in a clear manner.

Manages, leads, and supervises multi-trade corrective maintenance technicians for the effective and
efficient completion of all corrective and preventative maintenance work requirements within AU.

Oversees work assignments to meet
organizational goals and expected deadlines in support of AU academic mission.

Manages assigned staff and leads recruitment efforts
of vacant positions including reviewing resumes, participating in interviews, and conducting performance evaluations. Assists with resolving
employee relations issues.

Responsible for all work performed by zone staff and contractors involved in repairs of building
infrastructure components. Ensures the work is completed in a safe, timely manner and in compliance with appropriate regulatory
agencies.

Meets and communicates regularly with AU staff and other stakeholders to understand facility needs ensuring support can be
provided. Ensures quality and timely responsiveness of assigned maintenance activities, including after-hours response to emergency
calls.

Develops, implements, and leads maintenance improvement initiatives.

Tracts and monitors the operating budgets meets
expectations related to finding cost-effective approaches to completing work and procuring materials, tools, and services.

Collects
and disseminates data related to efficiency and effectiveness creating performance metrics used in managerial decision-making efforts.
Establishes operational, benchmark, and performance metrics and assists staff in utilizing metrics to measure effectiveness, efficiency, and
guide managerial decisions.

Participates in committees and individual meetings with academic and administrative units of the
university as needed.

Work Management:

Leads efforts to maximize the utilization of existing Computerized
Maintenance Management System (CMMS). Develops and implements procedures to collect data related to Work Order management and tracking
efforts.

Provides regular reports to leadership related to productivity and efficiency.

Trains staff using the CMMS to perform
and manage day-to-day job duties related to Work Orders.

Reviews and provides comments on proposed designs for new construction and
renovation projects in collaboration with Facilities’ Planning Design & Construction.

Responsible for ensuring timely and accurate
data is maintained in the CMMS to provide proper reporting for stakeholders and senior leadership within Facilities and the university.
Investigates and responds to stakeholder inquiries, complaints, and other issues to meet and satisfy stakeholder needs. Tracks status of
work accomplishments, analyzes data, prepares reports and recommendations in support of increasingly higher levels of performance and
productivity.

Coordinates communications and activities among Operations Zones, other Facilities departments, outside contractors,
and stakeholders to maintain awareness of activities, maximize efficiencies, answer questions, and resolve issues.

Develops and
maintains training materials, procedures, and operating instructions for safe, accurate, and quality work performance and updates on
maintenance/repair status.

Directs response to inclement weather events that create damage to university facilities.

Provides
oversight and direction to contractors and vendors providing materials and services to maintenance operations.

Monitors and controls
costs of labor and materials to provide a high level of maintenance support.

Monitors and manage inventories of parts, tools, and
supporting items needed to provide the expected level of maintenance support while maintaining tools and equipment in good working
condition.

Communications:

Consistently provide professional, accurate, tactful, and timely written and
verbal communications to Facilities and other university staff.

Establishes and maintains positive, respectful, collaborative working
relationships with all levels of Augusta University staff.

Develop and lead group presentations and meetings including work groups
and committees as assigned.

Required Qualifications

Educational Requirements

Bachelor’s degree from an accredited university, five (5) years of experience in a
maintenance organization with two (2) years in a supervisory role.

Other Required Qualifications

Valid drivers license
and approval of Public Safety to drive AU vehicles.

Shift/Salary/Benefits

Shift: Days/M-F (work outside of the normal business hours will likely be
required of an employee in an exempt level position)

Pay Band: 14

Salary Minimum: $75,300.00/Annually -
$80,000/Annually

Salary to be commensurate with qualifications of the selected candidate within the established range (generally
minimum-midpoint) of the position
